Previously overlooked real-estate markets brace for the ‘New American Consumer’
Home prices are rising across the country as Americans rush to purchase houses, driven in part by a newfound ability to work remotely as a result of the COVID-19 pandemic. But where are they set to rise the most? Not in the Sun Belt, by and large, according to a new index.
The Emerging Housing Markets Index from the Wall Street Journal and Realtor.com analyzed the 300 largest metropolitan areas across the country. Each housing market was evaluated based on a range of factors related to real estate, economic vitality and quality of life. Top of the list was Coeur d’Alene, a city of some 44,000 people located amid the mountains of northwestern Idaho just over the border from Spokane, Wash.
The top growing markets, therefore, were the places that are expected to see the greatest home-price growth in addition to other attractive amenities.
After Coeur d’Alene, at No. 2: Austin, Texas. Austin was not the only Sun Belt city on the list — Reno, Nev. (No. 7), and Santa Cruz, Calif. (No. 10), also featured.
But the rest of the top 10 from the Emerging Housing Markets Index were sprinkled across all parts of the country.
The list includes cities in New Hampshire, Ohio and Montana. Looking to the top 50 cities in the index, fewer than half were located in the Sun Belt.

The increasing number of preachy “Hate has no home here” virtue-signaling signs in yards is troubling. Not that many yet, but they ARE here. Not too many BLM or Fag Flag signs yet.
I think that’s probably true. People in Chicago starting fleeing Illinois before CoVid into Indiana and Ohio. Pretty sure it’s even worse now.
I can’t believe those trees would last very long.
But last year, Austin had the highest homicide rate they'd had in 20 years.
They also have the highest concentration of liberals in the state due to the state government bureaucracy being draws them there.
Its got a homeless problem is also out of control because of a liberal government that won't act to clean it up.
Another beautiful place that has been ruined by the consequences of liberal policies.
I wouldn't even begin think about moving to that liberal shithole.
It was so fun!
I worked security, mostly escorting drunks from Bier Stube or whatever it’s called now, and jump-starting cars.
Sometimes the groomers would letme ride with them, that was a total blast!
You’re sure blessed to live in North Idaho, that’s for sure!
See ya’,
Ed
I-35 in and around Austin resembles the worst of California highway congestion. Whenever we drive to San Antonio or the Hill Country, we take the toll road that starts at Georgetown. And we keep our fingers crossed that there are no accidents on I35 in Waco.
My mom told me about her cousin enlisting the day after Pearl Harbor. After boot camp, he called his mom from the shipyards in San Francisco, to let her know he was shipping out, to parts unknown.
It would be three plus years before their next contact.
But I can remember going their a couple times in the early 70s when I was a nice little city to visit.
But, like I said, liberals got their hands on it and turned it into an unlivable shit hole like they do everyplace they control.
Jee, there is one unifying factor in nearly all these places. I wonder what it could ever be...?
“It’s a mystery,” isn’t it?
Coeur d’Alene is a nice city but I worry about the future of Idaho. A lot of Californians having been moving there.

My only Maternal Uncle enlisted in the Army after Pearl.
He ended up in the First Cav. Of course there was no internet, phone and all mail was censored.
About once a month he would send a simple letter to one of his sisters and his parents saying. I’m okay. His parents were basically on edge wondering if they would get a regrets telegram like some neighbors had.
He was on a ship returning to the states for what was known to say goodbye to their families before we invaded Japan.
We dropped the two A Bombs before they arrived on the west coast. Then they were out of the army. He rode buses, trains and hitched rides and woke his parents up early one morning as his last ride dropped him off in the family’s drive way. Wearing an Army uniform with Sargent Stripes got him rides with individuals/families and free train and bus rides.
His room was the same as it was when he left.
It ain’t “white flight” anymore - Texas is minority majority and many of the folks moving to these places are not white.
Boise is swarming with them.
Hope so. North Carolina needs reinforcements, Georgia needs help.
OHIO PING!
Please let me know if you want on or off the Ohio Ping list.
The No. 1 emerging property market in America isn’t in Texas or Florida — you may never even have heard of it

I used to live near Coeur d’Alene in Washington, an hour outside of Spokane (Spo-kahn).
Too bad we didn’t all buy property there when it was cheap.
Coeur d’Alene, Idaho
Friend growing up lives there and loves it.
We love it, too. We are eight miles north of CdA and have peace and tranquility.
