Harry, 35, and 38-year-old Meghan are set to snap up the property for a knockdown price after new tax rules on top-end homes sparked a 16 per cent drop in value in the area over two years.
Their near neighbours would include Canadian billionaire founder of the uber-trendy Lululemon Athletica yoga gear brand, Chip Wilson, whose mansion is worth £38 million.
Yoga and pilates fan Meg is known to be a fan of the Lululemon brand.
Kitsilano - full of rich and famous “movers and shakers” and particularly popular with trendy tech entrepreneurs - is seen as a perfect setting for her new life.
The mansion is far cry from sedate, Grade II listed Frogmore Cottage in the grounds of Home Park, Windsor.
The Queen is said to be "privately furious" at the money spent on Frogmore Cottage renovations following Prince Harry and Meghan's announcement they are moving abroad.
The royal couple have lived there since their publicly-funded £23.7million wedding.
Taxpayers also shelled out another £2.4million to fully modernise the historic 219-year-old property installing luxuries including organic gender neutral paint for Archie’s nursery.
Sources claim Her Majesty is angry at the amount spent, now that the couple intend to start a new life in Canada.
The couple will lose the £2million-a-year from the taxpayer-funded Sovereign Grant as they are stepping down from senior roles.
But they are set to bring in millions from lucrative commercial deals, which will be added to their already staggering £33million fortune.
This comes as they said how they wanted to become "financially independent".
Despite breaking ties with the royals,it's believed they will still be entitled to security, paid for by the taxpayer to the tune of around £600,000.
And it's thought they'll keep receiving £2million-a-year from Prince Charles through his private Duchy of Cornwall estate.

No, Frogmore is owned by the Crown, not Harry.
Liberation from PW can come from finding the best hooker in the Toronto area ( GTO) , one with sunshine pu$$Y, and get Harry with her for therapy, say about 4 consecutive weekends.
Then Harry would be able to escape his victim hood. But he would also know about sunshine....and so he’d have a happy life and a goodbye wife, plenty to look forward to.

I see your points. If they end up sticking it out, he’ll end up having affairs like his old man.
They'll have a big mortgage, but they really can't afford that place over the long term.
I can think of a few sources of funds: Meghan will get some acting gigs because her profile has risen. She will eventually write a tell-all book, which will get a big advance. And finally, just their occupancy of the house will boost its value, which will enable them to downsize to something still lavish, but costing half as much, and therefore covered by their RE gains. Some uber-rich silly person will find the fact that Meghan and the Prince lived there to be a property enhancement.
I actually don’t care if they are or aren’t.
Don’t like MM, if for nothing else then her opinion about POTUS and her love for Hillary, Obama, etc. but poor Harry was born into a life that really isn’t that great despite the $ and prestige it’s a trap. I think he’s taking after his mother who wanted her freedom from the oppressive life of a top royal. I’m not endorsing him - I just have a bit of sympathy for wanting out of a life he didn’t ask for.
We don’t know how lucky we are to have our privacy.

Buying this ocean front mansion ought be a great big truth that screams LYING HYPOCRITES; or maybe they’ll stop running their mouths about climate change, cities being drowned, and inequality of life. Oh, and telling people to stop flying for travel :/
