Good advice that I received from my daughter: If you are having a new house built hire a home inspector to check the progress. It will cost you about $300 but it might be worth it in the long run.

1. Most of the time, it’s sellers that want the open house.
Agents that want to do open houses are either the new ones or the ones that are very good at handling buyers.

3. Boy, do I wish that were true. Not really, but I spend a lot of time relaying lowball offers. The most I can do is tell an agent that is about to write an offer (if they’ve called me first) what a seller has already turned down.

4. When I’m happily showing you other houses, I do not represent the seller. I represent YOU. If you tell me that you're willing to pay $500,000 but want to offer $450,000, please read my #3.
5. "Brokerages offer bonuses to buyer agents if they sell an in-house listing." I wish that were true. But it's not.
7. What inspector is going to risk a hike in his
E & O insurance, a bad reputation, a lawsuit? Show of hands please.
10. No, you don’t need me, if you only want access to 20% of the inventory, or 20% of the buyers.
