If you are living in a residence for more than 30 days (Some states it might be less), you have to evict someone. It doesn't matter if they are paying rent.

It doesn't matter if they are a man or a woman. It might not be fair, but it is a law.

I suppose it could vary from state to state courts in blue states ruling for the woman and in red states ruling for the man.
