Especially in a Marxist hellhole like NYC where getting a tenant evicted is like trying to jump to the moon and back, the housing courts are ridiculously bias against landlords.
Look at Covid, they tell everyone in the city “Oh you don’t need to pay rent for a year” What the hell was that? Meanwhile they still charge the landlords taxes and demand landlords still lay out money for repairs, heating.
You have a renter who pays on time every month, but then "something happens" (lose their job usually) and then they fall behind and in the meantime, you have to pay the bank and your bills.
They can be the nicest people in the world, but when they lose their income, they'll use you for a free place to stay as long as they can.
