What's odd about that? You get a mortgage to buy the home and then spend money to renovate it.
$50,000 will get you a new kitchen, new siding, and a new roof.

50k over 6 years only comes out to a bit over 8k a year. And a 161k mortgage is less than $1000/month at 6%. Not out of the ballpark as far as a monthly expense is concerned.

The retired Sergeant Major is getting between 50-80% of his military pay as a pension, over and above any other income sources. Probably at the higher end.
