General Contractors hire sub-contractors. Subs hire independent Contractors.

There are at least 11 apartment complexes of over 200 units each in a 2 mile stretch along the E-W street near me in a gentryfying area going from working poor Black to College educated Black and white. (over 10,000 new voters in my St Rep District from 2016 to 2020.)

I will bet that not a single employee of the General Contractor has been on any of these construction sites, nor on the 2 big and many small commercial strips going up.

The workers are a mix of white, Black, legal Hispanic and illegal Hispanic. I will bet that the sub-contractor bosses are telling their good workers to bring any new bodies that would be good workers. I will bet that the Hispanics, both legal and illegal, are bringing their inlaws, cousins, etc and coaching fast food workers on how to appear experienced in construction, which pays far bettter.

I will bet that no white or Black worker is bringing any friends or family to be additional workers on these sites.

I will bet that the number of non-Hispanic new applicants for construction jobs anywhere in Metro Atlanta is under 100.

The 11 apartment sites in my area are competing with construction sites all over metro Atlanta. It will only get worse this summer and fall. A major housing project will start 200 ft West of me. It will probably be 10,000 units alone, plus small retail shops.

But this isn’t about all whites and Blacks being losers. In the older houses around me, both whites and Blacks have attended these seminars on how to flip houses. They are buying up and flipping houses like crazy. The small operators with little capital are flipping immediately to the larger speculators to get the small immediate cash which they can leverage into more deals in the future. Prices are increasing rapidly.

So some whites and Blacks are being very successful capitalists, not workers.

This is also the area which went 85% plus for Clinton and 3 months later went 55% and 65% for the Republican for mayor.
