You can be sued and so can the realtors if they participate in discrimination

Unfortunately under the current law you can also be sued (and so can the realtors) if you DON'T discriminate. One person who "feels" like they've been discriminated against and you're in court.

That is correct if they have an attorney who will help them. Any one can file a law suit if the judge accepts the case. Many RE cases are small claims court and there are no attorneys.
