But, if 3 million people leave HK the real estate market will absolutely crash (Not necessarily a bad thing given the cost of housing there), and 3 million people going to the UK will cause a severe housing shortage in British cities as Hong Kongers are probably not going to want to live in a small town.

The second one. The value of Hong Kong is that it's a bridge to the economies of the west. If all the people that make that bridge function were to bail it would just be another Chinese ghost city full of empty high rises except these will be ones that actually used to generate wealth and prosperity.
