I don’t think they can just cancel the lease since Trump apparently paid the bills to renovate and convert the property into a hotel to begin with. Trump spent around 200 million dollars on renovations and conversions of the building from Federal offices into a luxury hotel. The building had originally been the headquarters of the US Post Office.

Based on things said last year, the hotel’s profitability is questionable. The lease was up for sale in Nov 2021, and I think Trump was supposed to be getting around $370-million for the property.
The recent statements by Mazar’s may well give them an out.
What's it going to hurt them to try? They cancel the lease, ignore any outstanding financial obligations, tie the Trump organinaztion up in litigation for a half a decade and try to bleed Trump dry in a DC courtroom with government lawyers.
Even if they lose, they were gambling with house money. The government's lawyers were paid for by the taxpayers, the bureaucrats have no legal liability, and even if they did, they would retire with full benefits before being held accountable if that was even pursued.
In a lot of ways, only Trump could have brought out this behavior all at once from the deep state. It's out in the open now, and we can choose to deal with it, or pretend that it's 2004, there is a system that works and Trump is just a glitch.
