Most all new construction gas furnaces are 95% units. However, existing 80% FAUs that will need to be upgraded will also need exhaust/input tubing and other physical accessories. The gas cost savings will not be substantial enough to pay for the installation for decades.

And in certain homes that can be almost impossible. We have a two-story home and installed a 95% unit ten years ago. It was not easy. We couldn’t use the flue that the old unit used and our only exhaust point was at the absolute max for the unit. It works, but has major issues in the wintertime.
