all RE appraisals are the opinion of the appraiser and the appraised value can vary widely ... especially in commercial RE. Any competent lender pays for their own appraisal to protect themselves.

Actually when it comes to RE value it is worth as much as someone will give you for it. That is it's actual value.

But if you have 15 different appraisers in you will get 15 different answers.
