“What is there for people to move?”

Clouds, snow, rain, gloom, gray skies. In Ohio, child mutilation. Jobs? Nope.

Are realtors including an F150 with a plow on the front end as part of the closing?

Good. People finally figured out that Idaho is just too dangerous for ordinary people. Hungry bears, mountain lions, rampaging moose, deadly rivers, evil anti-democracy MAGA types...just stay away.

Last year, I took a trip down south and stayed in Natchez, Mississippi. As a pro real estate investor, I was amazed at the buys in that beautiful, historic little town on the banks of the Mississippi River! Of course, there’s little choice for income or work there, but it is an excellent place to pick up a property for passive income.

I guess it is more that people are looking for any plausible escape from New York and Chicago.

That’s because housing prices are relatively low compared to other places because taxes are so high, the government is so oppressive, and the weather sucks.

Interesting thing I noticed: Mortgage applications are going up again after being dead for quite a while. Need to check w one of my money guys about whether that’s driven by refinancing. I wonder if people are going into ARMs, which are finally a decent play.

The fact that they are NOT Chicago, for one.

Can't speak for Buffalo, other than its proximity to Niagara Falls. But Cinci, much as I hate to admit it, has a really nice downtown. Parked over in Kentucky to catch a Guards/Reds game, took a cool little ferry across the Ohio to the stadium. Cool pedestrian bridges across the Ohio and some nice historic residential architecture right smack downtown.

On average, I'd say those guys in Cinci are about 5F warmer than us Clevelanders which lends to a sunnier, earlier spring, milder winter, but less fall.

Can't stand the city from a sports perspective. But southern Ohio has a ton of charm with urban, suburban, rural stuff all within a round-trip tank of gas.

Jobs honestly.

A lot of manufacturing tech is based in both those towns.

This is what happens when you let investment companies buy single family homes.

They go into low dollar markets, and buy up homes to drive up prices... they will pay more than they are worth, drive up the market, and then flip them... no local would ever do that, because A they don’t have enough cash to buy enough homes over value to affect the market price... but large hedge funds do... and they have no qualms doing it.

They should be going to jail for this crap
