I know.... Let’s flood the housing market with millions of illegal aliens, and have government programs to pay for their rent. That will certainly help keep prices low....

A POLITICIAN CAN NEVER UNDERSTAND HOW ANY BUSINESS WORKS.

THEY JUST DO NOT HAVE THE BRAIN TO DO SUCH.

IF YOU GAVE 5 DIFFERENT SUCCESSFUL BUSINESSES TO 5 DIFFERENT POLITICIANS...THEY WOULD ALL BE OUT OF BUSINESS IN LESS THAN 12 MONTHS.

THINK ‘DUKAKIS”.

HE tried to run a business after losing election-—

And said within 24 months “HE HAD NO IDEA HOW DIFFICULT IT WAS TI RUN A BUSINESS”.

IIRC—HE bought a hotel or inn or similar.

IIRC-—RENTS were frozen during COVID...and NO ONE was allowed to evict a non payer.

TAXES NEVER were frozen.

MORTGAGE PAYMENTS WERE NOT FROZEN

EVICTIONS WERE FROZEN

COSTS OF MATERIALS & LABOR TO MAKE REPAIRS SOARED-—CALLED IT A SUPPLY CHAIN PROBLEM.

Many landlords hung on by the skin of their teeth.

Apparently, The only persons who can live FREE in the USA are the INVADERS.

They don’t have to collude together. All they do is look at zillow and other rental aps to see what they think their property/rental is worth. If someone is charging more than the viewer is charging, the viewer wants in on that action and so raises the rent so if a 2 bedroom house is renting for $900, then the viewer is going to raise the $600 rent to 900. It doesn’t matter if the $900 house has polished wood floors and granite countertops and is in a decent neighborhood, its a 2 br house so the dump now has higher rent. If it has a higher rent, it now has a higher selling price too.

“Perhaps a free market ought to decide what rents are whether it is a rental, home price, commercial space and so forth.”

If, in fact, multiple, independent landlords are conspiring to fix rents, then the free market is no longer able to decide market based rents.

We have aborted 63 million Americans and replaced them with 40+ million illegals who have to live somewhere and do something. Get them the F out of the country and most of our ills will subside.

Not all lawyers, only the weaponizers.

By making tears in the fabric, the very essence of the Republic, the weaponizers have forfeited their rights to life, liberty and the pursuit of happiness.

Sure but 50% rise in 1 year?! Across the board. For most properties. In multiple cities. None of that adds up. And stop shouting. It just makes you look like you don’t believe in the power of your logic. And then I get to agree and also not believe.

yeah, no collusion. we own rental properties in upstate NY (sadly). Our insurance costs TRIPLED, property taxes DOUBLED, utilties, DOUBLED. And just look at the costs to do any rehabbing and maintenance!

Again, ZERO collusion, just BIDENflation. Full stop.

Don’t forget all the anti landlord laws that cost the landlord multiple times more money.

In NYS since Tish James/Cuomo 2019 laws:

1. you can’t collect more than $20 for an application fee. Although I don’t personally charge for application fees (because so few actually qualify to live in one of our freshly gut rehabbed units) It costs approximately $50 at least to screen one adult, twice that for two adults

2. you can’t charge any more than $50 for late fees or 5% of the rent which ever is LESS

3. you have to give the tenants a 14 day late notice and it must be certified

4. pretty much EVERY notice you give the tenant has to now be certified (no more nail and mail) So you spend at least $5 and change on EVERY SINGLE notification yet almost 100% of the time, the tenant never picks up the notification from the post office and it goes unclaimed.

5. you have to give the tenants up to 90 days notice of a rent increase. At which time they usually move or stop paying entirely.

6. you can’t collect more than one month’s security deposit; usually damages far exceed that and it keeps me from renting to anyone who has the slightest blemish on their record, which by the way are SEALED here in NYS.

7. you can’t select tenants based on their income source nor their eviction record (which is SEALED and you have to go to the individual town they are coming from to try and get that info).

8. you HAVE to accept pets, even those deemed aggressive breeds, especially if they are “Emotional Support Animals” Can you say pet caused damage?

I could go on and on about the crazy rules and regs that were dreamed up to “help” tenants and eliminate private property rights. Which end up hurting tenants. I get approximately 60 inquiries on my units—maybe 1 or 2 out of those will actually be qualified.

And now, “Good Cause” looms in the NYS senate..,basically back door rent control, eviction moratorium and elimination of private property rights all rolled in one.

You as the property owner will not be able to decide if you want to renew a lease with a tenant by giving proper notice. The COURTS have to decide if you have a good enough reason to evict—there is no ending the contract and going your separate ways.

I’m in the process now of ditching any mediocre tenants. Tenants who consistently whine about stuff out of my control (getting other people’s mail in their mailbox, etc) those who pay late more than twice in a years period I will not be renewing before this atrocious “Good Cause” goes in.

That’s NY. This is AZ. Things are different here. Part of the problem here is there’s only a handful of companies that own the majority of the big complexes. So even without collusion if one of them decides to up their rates by 50% that’s a large chunk of the available rentals jumping up. And then when the all do it... well there’s a good chunk of Bidenflation right there.

“Things are different here” Not for long! You red states and areas must realize that the Marxists never stop marching.
