It’s not so surprising really. Look at the factors. High costs pushing families to more affordable areas (as well as the morality factor for some). Who moves in? Singles, many of them gay, that are professional, and thus drive the cost of real estate up. This pushes even more people out for economic reasons. The people that are there don’t breed much (or at all, in the case of homosexuals). You have a catch 22 killing your population then.
