Alabama has lowest property tax rates in the country (thanks to well-connected timber owners and ALFA). Sales tax runs 8-9% in most counties. State income tax about 5% of taxable income. No personal property ad-volorem tax. Insurance rates reasonable and energy costs are low. Housing is varied, based on area and city, but cheaper than anywhere in California. Land is very diverse - mountains to gulf. Retirees seem to like lake areas, university towns, and military towns. Robert Trent Jones Golf Trail is championship level with good price. Shakespeare Festival in M'tmy considered among the nation's best. For comedic entertainment, take in the dilly-dallys on Goat Hill between branches of government. Close to Atlanta, and from Atlanta, you can go anywhere. B'ham Airport good and much less crowded than Hartsfield. But, hush! It's a secret!

Get on Interstate 10 in San Diego. Go East until you get to San Antonio, Texas. Stop your vehicle and draw a 100 mile circle around San Antonio. Find a place you like, work hard, live well and become a Texan.

B'ham Airport good

Um.

Smallest, most 'average' airport I have ever seen.

Rochester is a smaller town with a better airport.

However, there are many good points to Birmingham.

The airport ain't it, but there are many good points. Inexpensive, good pay can be found, traffic reasonable, good shopping, very pretty terrain, decent and friendly people, racial strife at a minimum compared to Northeastern and Midwestern communities.

But don't stress the airport as a draw. :o)

I'm currently living and working in San Diego, but I am buying income property in Omak,
Eastern Washington, about 60 miles south of the Canadian border. There is no income tax,
it is a CCW state, very conservative population, 5 hours drive from Seattle, property is cheap.

In two or three years I'll be able to leave here and go up there for good.

An anecdote: I was having breakfast in a little coffee shop in Omak, and looked up to see,
over the cashier's station, a picture of Bill Clinton, framed by a toilet seat . All I needed to see.

Texas has no state income tax, just a very fair sales tax and not on everything. You can live 30 mins from a major city and pay as little as $400.00 a year property taxes for 40 acres on up.

My point was that B'ham airport is an alternative to Atlanta, not that it is a good point about B'ham. Personally, I try to stay away from Bamaham so I'll take your word on its good points.

Texas would be a good alternative. I would suggest the hill country or if you can stand the heat the fort davis area. The problem with Texas is that it is infested by texans.

Nevada and Arizona aren't too bad if you can stand the 120 degree summers. We may even buy a second home there someday.

As we're allegic to snow, ice, humidity, and 120 degree summers, we're staying in San Diego. We love the Mexican culture and food as well.

Steer clear of NC...entire state government run by Democrats and the income tax isn't much lower than yours. They keep looking for taxes to raise since the deficit grows every day - still trying to give in-state tuition to illegals. Triangle is OK for a good job but the cost of living is steep and taxes are horrible in Chapel Hill and Durham, Charlotte is even worse...schools are 49th in the country. Charlotte has a horrible crime rate as do many of the large towns.
