You can do that in LA. Don’t know about other states. But even a full month’s damage deposit doesn’t begin to cover what some folks are capable of doing. They will strip the copper right out of your walls.

Thanks for those links and for your time in gathering and posting. Very informative. If I have a vacant house, it is my right to determine how that house is used. As long as I keep up the property and landscaping and pay the property taxes when due, the gvt has no right to control my decisions.
I agree with you. This is clearly an invasion of property owner rights. And it’s another reason I’m glad I don’t live in CA.

Obama tried, and the dems will try again as soon as they are back in charge to require cities to ensure that all neighborhoods had the correct demographics, ie, if your county is 30% black, then all neighborhoods must be as well. Failure to obtain the correct mixture meant withholding of all federal funds.
When I use to rent I had to come up with ‘first month, last month, and a very big security/cleaning deposit. Is that still required? Is it legal in Ca.?

I’m still in CA due to family obligations. No, renters can’t charge like that anymore. It was the standard for decades, but several years ago the law was changed to First month’s rent and security deposit only. Basically, move in costs went from 3x to 2x rent. Much easier to move now. That rent is equal or less than 1/3 of gross income is still the standard requirement... so if you gross $46K a year, you qualify for an average one bedroom apartment at $1,300 per month. Keep in mind that at $46K gross, Californianos pay over 30% in State and Federal withholding. So that Rent requirement is roughly 1/2 of net income.... when rent is 1/2 of your income, its hard to get ahead. In the 80’s and 90’s you could raise a family on $50k, now you’re a modest single guy.

Really?!? Only 300,000? Those 300,000 must all be illegals. I’ve never seen a White couple in Sec 8 housing around here. Once again, I find a program for Americans that is going to COOCs. Get the 5 million (?) COOCs out of CA!! Apartment complexes would empty, used car prices would plummet, teens and seniors would get jobs again, people on a bad streak could recover.

The price would stay fixed but for maybe 3% rise in rent increase but it would lead to shortages and the apartments would never be repaired. See NYC before Mayor Guiliani.

There are a fair number of states that force you to accept section 8, if your units are acceptable.
I just always make sure my units flunk inspection.
Another way to go is to build for the Senior citizen population, with different levels of care provided. Around here (Cuyahoga Country), I wonder if there’s the danger of over-building for those needs, and some of the facilities will end up being lower-income housing. In Cleveland itself, a lot of high income apartments are being built. One can’t help but suspect that some of it will be successful, but some of it will become undesirable and a source for low income housing.
And they destroy the place when they leave.

It is easier than that. To be eligible to rent to Section 8 people, the property has to pass an inspection. Just flunk the inspection. It isn't that hard, e.g. a few cracked electrical outlet plates, "loose boards," etc... . The govt can't force you to pass an inspection.
I think this is against the law in some states.
I have found that landlords are pretty good at giving each other the scoop.

Also with credit check, make sure the applicants fill out an application, themselves, not by their case manager.
