Thanks for pointing that out. Folks tend to forget/overlook that, when mentioning Texas’ high property taxes.

Another factor in Texas' favor is home prices, as compared to more expensive metro areas. My 2400SF home has a Zillow in the range of $325K. With a current mortgage payment of less than $1800, we're very happy with our house.

BTW, thanks to recent tornado activity, our property insurance now accounts for 20% of that mortgage payment, and it won't decline anytime soon. We're having to replace our roof after being attacked by baseball size hail last week.

Texas property taxes are extremely higher that I’m used to. 3-4% of appraised value, vs the house we own in CA which is taxed at 1.2% of what we bought it for. True, no income tax which is great. At some point I think they’ll have to change from appraised to what you bought it for. Old folks will get taxed out of their property. We are staying in TX regardless, I just couldn’t take the politics in CA any more........who is John Galt?
