I sell commercial and don't use Zillow, or the MLS for that matter.

That said, Zillow needs to be smacked down hard, then choked-out for good. They hold themselves out as some for of public do-gooders, but Zillow is a self-serving POS and a hazard to the public.

“but Zillow is a self-serving POS and a hazard to the public. “

Nonsense.

But they will kill the Real Estate “industry”.

Good riddance.

I don’t understand how there can even be a problem when buying the house a Realtor offers requires paying that Realtor whatever that Realtor wants.

It’s free advertising. I sure as heck wouldn’t want MY Realtor to keep people from seeing MY listing.

Any non-source seller of info should always be suspect. I didn’t know Zillow was paid by the realtors for listing leads! What a crock!

I used to work for a realtor so I got used to using realtor.com. Now I can check out the new one. Got a link? Also, how is Zillow a hazard?

My parents recently moved cross country. Last summer, they contacted and met a real estate agent in the area they were planning to move to.

The property they eventually found was not due to the hard work of their agent, but due to a Zillow listing. The house had been on the market for roughly four months and owners were just about to de-list it. It was exactly what my parents were looking for, and in the price range they had given to the agent.

I’m not why you think Zillow is so evil, but for my folks, it worked to their benefit.

There are complex issues.

The “realtor.com” website used to be too slow to use.

They’ve made it very nice now. Therefore, third party websites aren’t as valuable to home buyers.

However, no monopoly should be able to extend its monopoly by monopoly power.

AT&T had to license the transistor.

RCA had to license color TV.

In Britain, third party websites like Rightmove and Zoopla rule the roost.

Zillow is useful in that it allows for searching by build date, so old houses for sale in say Loudoun County, Virginia are easy to find.

The selling agent should have to power to easily place information on his client’s property on appropriate websites.

When the dust settles, 1% listing fee and 3% selling fee will be the norm when 6% was the norm. It’s already happening here in Southern California.

Disruption, yes but not devastation.

Zillow is crap... at least in my area. Anyone who thinks that they are getting anything close to their properties worth out of Zillow will be waiting a long time for a buyer who likes overpaying.

Interesting info about Zillow. I’ve never considered that they are encroaching on other companies, especially the MLS, for their “free” and quite often erroneous information.

I know of brokers who make sure their listings show up in Zillow, because it gets more exposure to potential buyers.

Ya know what sucks with sites like Realtor.com?

Those stooges won’t allow people to filter out the intrusive costly HOA properties! They force you to look at them. They have filters for everything, but the most obvious!

I find that bizarre...It tells me they’re having issues moving some of these properties in restrictive HOA compounds.

Long time broker here. I was stunned a few years ago when Zillow/Trulia got hold of MLS data.

Zillow/Trulia was and remains a dishonest, deceptive business model.

I have had my property listed for sale.

I paid $55,000 FOR THE LAND ONLY.

I got a nasty Zillow comment about “$ XXX,000 for something bought for $55,000? NOT A CHANCE”.

Apparently, Zillow couldn’t understand that the $55,000 recorded t the county represented ONLY the land. NOT the house—garage-—landscaping—& Large animal fencing worth over $140,000.

I have NO respect for Zillow.

I disagree with your assessment. We have just concluded a real estate deal 2 weeks ago with a real estate company (not to be named) which left a nasty taste in the mouth. I am not the sue happy kind but I walked away with the notion I will never deal with real estate firms again. I love Zillow. I will sell my property without any real estate firm period.
