“she was not required to pay rent because the city had never approved the unit for occupancy and that its shower was constructed without a permit.”
Because of those code violations, the city determined that Jovanovic couldn’t evict Hirschhorn

Only in California
Hold on, California! It’s unfit for occupancy and you allowed it to be occupied. Something wrong with your head.
1. Owner: “I want to evict her so I can cure the code violations.”
2. City: “You can’t evict her because of your code violations.”
3. GoTo #1.
I’m guessing he’ll get permits for future work.
The whole point is to discourage the common man from becoming a landlord.
If the house can’t be rented, she is a guest and not a tenant and should be shown the door without any legal repercussions.
Should he change his last name to BlackRock?
That might help.
he made a number of mistakes, but in this case it sounds like there are any number of ways to get the “tenant” out
I might lean toward getting a surface exciter and sticking it on a window.

and then make a bunch of random mp3 files that would play at random intervals. from the random pings that a low battery smoke detector makes, dripping water, hysterical laughing, disturbing short clips of screaming, or crazy laughing creepy ghost voices etc.
something like this would be almost impossible to track down and would be so annoying the person would leave

With situations like this, there is no substitute for Yoko Ono. ;-)
I love the court you go to to kick renters out, they only take six cases a day but which three are postponed so effectively doing three cases a day or 15 per week!
I just don’t understand why owners are so intent on following the legal system to evict tenants when that system is broke.
Handle it yourself. Don’t get the cops involved. Be sure there are no messy conditions left behind that will haunt you.
Handle it yourself.
There is a pretty easy way to get her out. On the last Sunday of the month, go to the Hells Angels headquarters where they have their monthly meeting, offer them $10K to MOVE IN, $5K now and $5K when she leaves. Should be about 2 days to fix.
Yes I know where it is held, but a little digging and you could too.
I’ve thought of that. And of mafia connections as well.
Trouble with that is... They will now “own” your home. Once you call on them for a favor - you will be indebted to them forever.
Even so, that would be a better outcome than have a squatter tear up your home.
You can say that, But I happen to know for a fact, that the Hells Angels is a very Trustworthy group of people and they will absolutely Honor a Deal they make. They will keep their word.
Buddy had a neighbor that partied into the late hours of the night. Even after talking to him, he refused to tone it down at 10:00pm so my buddy went to Goodwill, bought an 8 track player with a couple speakers and a tape of In-A-Gadda-Da-Vida pressed play and went to work. Neighbor would stop partying around 10:00 after that. For those too young to know about 8 track players, they played on a continuous loop.
When did he buy the 8-Track? In my experience, the glue that holds the foil tape that holds together the two ends and changes the channel dries out and the tape comes apart. If you have never reconstructed a broken 8-Track tape, it is an exercise in frustration. It WANTS to become a Gordian knot.
Piece of trivial, “In-A-Gadda-Da-Vida” was supposed to be “In the Garden of Eden”, but the singer had a cold, so that’s how it came out.
This just clarifies that what you think you own, you don’t own. And it’s easy to dismiss it as a weird California anecdote today, but as we have seen these progressive innovations - like election fraud - always end up going national.
His neighbors would party until 2-3 in the morning and then sleep all day. He bought the 8 track because it ran continuously throughout the day while he was at work & the neighbor was trying to sleep.
