Because the uber-rich have never used their money to find ways to take over property and entice others to leave what they have built ......never any need for zoning to protect the regular folks from the really rich.....because that’s called Marxism....which means a lot of the protections in our Constitution might be suspect too.

Zoning doesn’t protect the ‘regular folks’, it protects the government and guarantees government control of your property.

In fact it does the opposite

Lets say you own 30 acres and want to sell it for a housing development. Since the government says your area has 5 acre zoning, meaning one house per 5 acres, it is only worth building 6 houses on. You sell the land to a developer and then turns around and gets the zoning changed in his favor. Now the government allows 30 houses on your former lot. Now it is more valuable. Well you could have went to the zoning board and done what the developer did, but you are a nobody, the government will deny your case anyways and you just wasted 50 grand for nothing. But the developer has connections, buddies sitting on the board, lawyers who know their lawyers, etc. It goes right through.

The only thing the government protected you from was a higher profit.
