‘Good Cause Eviction’ tricks will still wreck NY’s housing market

Socialist lawmakers are still pushing statewide rent control, resorting to outright deception and bogus compromise in hopes of passing it before the Legislature wraps up for the year.

To sneak through the so-called “Good Cause Eviction” bill, they offer to water down some provisions to attract more votes — with an eye to toughen it back up (or worse) next year or late.

The lies start with the bill’s very name: Requiring landlords to have a good reason to evict anyone is fair, right?

Except that the bill would make it near-impossible for landlords to evict tenants for almost any reason.

And it caps rent hikes on now-market-rate units at 3%, or 150% of the consumer price index — numbers the left would aim to ratchet down (to zero or, heck, even lower) once the “principle” of universal rent control is enshrined in state law.

Say goodbye to new housing development, despite shortages across the state.

Say hello to poorly maintained buildings, as “good cause” denies landlords sufficient revenue to pay for proper upkeep and improvements.

.... plus I read that states like California are considering an “Exit Tax”, which certainly New York has considered before and will likely implement someday.

We are becoming, as a country, the New East Germany.

Try that once the Feds get rid of traditional money, and they implement CBDC (the 'digital dollar').

My Italian immigrant father in law, a staunch Conservative, had an issue where a tenant owed $31,000 in back rent, and had to get the Marshall to have her removed. Took 3 months.

This was just last summer

And, how much business does any particular bank do in a particular state and under what names? It’s probably not information readily available. When it turned out to be impossible to cancel my Obamacare bank withdrawals, I had to change banks. A bank officer told me that regardless of my changing bank accounts in the same bank they would honor a request from any governing agency against my accounts. Any bank requires a license to do business. If California tells Florida you owe taxes Florida will help them collect it by cancelling your driver’s license until you pay up. This happened to a friend. I listened to a coworker call the California department of revenue because they were charging him a couple thousand dollars and he’d never been to California or gotten any money through California. The woman told him, “You might as well just pay up because if you don’t you’ll have a hard time living at all.” She hung up on him. Your money is not yours. Just like you don’t own any property. If you think you do, try not paying your taxes. The more wired the world gets the less we’ll own. Every license and every regulation is about control and revenue. It stopped being about safety or health a long, long time ago.

I live in a state that doesn’t allow rent control but where landlords must, bby law, provide habitable (safe) housing. Nothing says the windows can’t leak, or allow cold air to blast through the room with enough force to blow out a candle. Its ok if the floor coverings are rotted, or the roof contains fallen tree branches or that the foundation is cracking due to tree roots. They don’t have to provide AC where summers are long and hot.. 90°+ for 5 months or more out of the year. It’s ok to have rotten bathroom floors because the renter has the amenity of a rocking toilet seat. Its ok if the calking around the tub is stained, goopy and clumpy. The renter can’t repair it or hire someone else to repair it and then be reimbursed, nor can the renter withhold rent (or put it into escaroe) until the repair is made. The renter can only set a deadline for repairs, then break the lease and move out. There are no protections for a good renter, only protections for slum lords. Its ok that the house is all wired to one line so that the circuit breaker blows when you run the toaster and the fridge kicks on. Older houses have older wiring and landlords aren’t required to keep the basic building codes.

There is no d8fference between a rental security deposit and a damage deposit. They can use it either way including making up reasons to keep it. Nor are they required to put the deposit into an escrow account so that YOUR money can gain interest.

There are no laws demanding a portion of collected rent be set aside for repairs.

A slumlord will always be a slumlord, rent control or not. A renter can never have the security and safety of his/her home.

Laws really need to be amendable to both landlord and tenent. A landlord is responsible to a certain extent for the safety of the tenants but laws are skirted all the time.

Some states secure the rights of tenants while others secure in favor or tenants. Really, an even balance is needed.

All of our rentals are completely remodeled. New 200 amp electric service, new plumbing, new HVAC. And yet I currently have a tenant who called me a “slumlord” because a hornet got into her unit.

Yes building should be up to code but you can’t legislate morality. Tenants level of entitlement has exploded exponentially since the covid eviction moratoriums.

Many police departments are using automated Laser license plate readers. They can be positioned on the side of the road or on police cars or hand aimed. They scan the plate and know instantly if the plate is currently active, as in taxes paid, reported stolen, owner has outstanding warrants, etc. Something I found out by chatting with a highway patrol man is that Florida and many other states provide information on whether the car’s owner has a gun license. This information shows up on the scanner’s screen. If you drive through a state that doesn’t recognize your state’s license or prohibits possession of a firearm, then they have probable cause to stop you. While I haven’t had cause to drive through any state where that might happen, if I knew I was I’d rent a car for that trip.

What I’m saying is, the reason for internal passports is to know where you are. They have two ways of knowing where you are now. The phone in your pocket is giving away your position all the time. I wrote a few reviews. Suddenly I’d get a request for a review from places I’d never been. Turns out I was driving past them. The other, of course, is that laser. Incidentally, Ford has patented a system that will allow them to have a computer repossess your car. Miss a payment and your car will start up and drive itself to the nearest dealership. Can’t wait until that feature kills someone.

But the other reason will be to keep people from fleeing states, if they could build a wall like the East Germans, they could, but there are now other ways they’ll be able to do it.
