Salt air and corrosion in the concrete rebar...

Lot of places this old may be in real trouble.

Condos right on the beach should be torn do an after 40 years. All that saltwater.

That might be a bit extreme, but maintenance cannot be neglected. The really old ones may be beyond repair.

Consulting engineers and concrete rehab companies are about to get very, very rich.

And, a hurricane of Hard Left political poop is about to hit Governor DeSantis.

There are literally thousands of Florida beach condos.

They are concrete deck buildings with concrete support columns that run from the foundation to the roof.

They are built to survive hours of 150 mph sustained winds and torrential rain.

None of them have collapsed or killed anyone for at least the last 50 years.

I am still waiting to hear any theory that explains how at least half of the dozens of concrete support columns underneath the Surfside FL building ALL collapsed at the same moment.

“Owning a condo unit seems like buying into a commune to me.

You are at the financial mercy of everyone else who owns one.

And you are at the mercy of their maintenance/fee policies.”

This is why if you are going to own a condo, you n toeed be on the HOA board of directors. At least you see the big problems coming before most owners.

Very good point. There must be some way of assessing the integrity of the columns.

If they are built with a full frame support at ground level and no parking garage, they should have avoided the constant air contact with the pillars.

Take all the parking garages and almost completely enclose them, keeping much of the salt air away from the supporting elements.

IMHO, the correct theory will tie this type of incident in a safe Republican state to the same people who were responsible for paying the chicoms for the virus sneak attack on the Trump economy...

Should be easy enough to identify which 40+ years old buildings are structurally viable.

I live in a 40 year old concrete block construction condo in Florida. It is not in Miami and it is only two stories tall. In fact the town I live in does not allow high-rises. We have 110 buildings and they are constantly being updated, painted, reinforced. All the walkways are being replaced on the second story. The board plans for these repairs as much as possible. We did have an incident where someone fell asleep smoking and burn down their whole building which was 14 condos. The building had to be replaced and the owners relocated for about a year, and the association was under insured. We all had an assessment of $700 to pay for the replacement. However since that incident the association has upped our insurance and has agreed to their inspections for insurance every two years. We pay a monthly fee in which maintenance is budgeted for.
I am thinking what’s going to be found out about this building is that the people did not want to pay more maintenance fees. They didn’t do continuous maintenance and then when the problem got huge they couldn’t afford it. It would’ve cost about 100,000 or more per unit to fix their problem and they might’ve had to leave while it was being fixed. No one wants to do that.
The people who lived in the building let the maintenance slide and the inspectors for the county probably were bribed to leave it that way.

Residential buildings in Japan are rarely over 30 years old. Their entire model is about new stuff.
