Ours only allow American flag and POW Flags. We have 2800 single family homes. It works. We also have to ask for any changes. But it actually is to our benefit when you move because they have a file they can show potential buyers that shows all the maintenance done. It can add to the overall value of the home.
but, reading those four rules my thought was: That’s it???
I’ve heard horror stories a lot worse than replacing dead petunias.

Absolutely right! People who buy a home under an HOA have no right to complain about the rules they agreed to. If they didn't read the rules and by-laws before they purchased, then shame on them.
I don’t have problems with HOAs because you have the choice to buy or not to buy. The problem begins when the folks don’t read the HOA rules prior to purchase.

Now now, in my neck of the Georgia woods, I am thankful for the Home Owners Association…..lots of “ rules”, like roofs must be 40 year architectural in quality, the pool has strict guidelines, playground and trails etc…but for $500 a year, I don’t have to go to the.increasingly deteriorating areas around me for” a walk in the park”.
The down side, our HOA houses are increasing in appraisals, at a rate that far exceeds the non HOA neighborhoods….more taxes, but they sell in days, not months…..that said, the houses sold in my HOA neighborhood have doubled in 14 years….not so horrible.
Even without draconian rules, you can always get some dummy on the board to screw things up, especially the budget.
There are tradeoffs in all decisions.
We solved the “neighbor” problem by living so far out in the woods that our only “neighbors” are woods and more woods.
The local critters can be a pain at times as well—but at least they don’t have a list of rules....

The houses in my non-HOA neighborhood have doubled and then over 50% more again in 4 years. HOA neighborhoods,where the houses tended to be higher priced to begin with, definitely did not appreciate more. And tend to be on the market longer because typical buyers are looking for a more moderately priced property.
MSN has had interesting articles recently, it’s odd.
People shouldn’t keep sending Freepers to MSN, they should send them to the actual sources.

HOAs are fascist.
Being a realtor for many years, I think these are pretty common and will protect the property values. Here’s the thing, imagine not having HOA restrictions and someone moves into your neighborhood and paints their home some ridiculous bright magenta. Or they refuse to keep their lawn manicured and if they need work done they hire a scab contractor . One house can destroy property values, thus your investment.
We bought 5.5 unrestricted acres so we don’t have to deal with that garbage.
To each their own...
Not a chance in hell I will ever subject myself to the random will of the mob, or the loudest and busiest bodies in my neighborhood, let alone pay them money in order to harass me.
But, hey, if you are okay with that, then by all means, enjoy your little enclave.
Funny, lived 52 years, so far, without ever paying some busy bodies money to harass me or my neighbors about our window coverings or exterior paints or grass.
Municipal regulations cover lawns, and exterior upkeep of property etc.
Permitting and inspection laws cover home repair and improvements (again municipal)
So what you are getting with the HOA, isn’t a protection to the safety and well being of yourself or your neighbors property, what you are getting is voluntary agreement to abide by the desires of the loudest and most nebby of your neighbors, with a desire for a bland cookie cutter enclave with all the flavor of British cooking.
That’s fine if that is what you want, but don’t pretend its something grander than it is, its not.
Different strokes for different folks, but unless of course you live in an HOA, which in that case, no differences are allowed.. Comply
