I’m so glad in live in the wide open spaces and I can have my gas BBQ under the fiberglass roof of my patio. It bothers nobody. Never had an issue with it in 10 years.
But I live in a town of 600 population. Soon to be back at the farm where the nearest neighbor is over a mile. hopefully by late summer.

I am with you except I am on 12 acres in NH. Neighbor on the left has 55 acres. Neighbor on the right has 10 acres. The folks past him have 25. Yes, I understand the setting.
My family has lived here since 1889. The country was cut up in 1885.
I was the first immediate family member to move away. Was gone 25 years. Back since 1995.
Our plots are a bit larger than yours. But neighbors are very much the same.
The problems are that the rich aren’t the only ones moving in. And the poor already there aren’t leaving.
I bet if someone runs the makers vs takers numbers on the people moving in and the people moving out, the results would be very telling. It sure has been for NYS and IL...
NH is a little smaller than TX. Plus I am in the southern part of the state 15 miles from the MA border.
If you go an hour north or so and stay away from the lakes and ski areas you can buy 50-75 acre parcels that are on dirt (3rd class) roads not much more than a building lot down south here. Up there the land is only worth what the timber is on the property unless it has a view of the lakes & mountains. It is amazing the difference between a lake front lot worth millions to 70 acres worth $120K that are 10 miles apart.

Privacy is worth a lot. We have few large trees here. Had around 30 very old Afghan pines on 3 sides of our house at the farm, the 5 years great drought we had, did them in. I removed the last of them about 3 years ago. Some of them were 3’ across the base and they were 45 ft tall. Was quite a job to cut them up, after I pulled them down. They were dead standing upright for 3 years finally got where I could topple them with a tractor and chain/cable. Still have 6-8 large trunks over in the pasture for when I get really hard up for firewood. smile.
Most of the trees here are Mesquite. (they are great to smoke/bar-b-que with) They can get large but take a long time to grow any size. Most of the are bushes.
I do have some fruit trees and Pecan trees. Pecan trees do well once you get them established.
Have a large oak tree at my house in town. The Asian doves like it, the leaves remain on it during the winter. They loved the Afghan Pines, those trees were native where these doves came from.

Yes there's $1 trillion in unfunded pension liabilities.
The reason they can have a $10 billion budget surplus at the same time is that the way government accounting works, the only pension expense is whatever they actually contribute to the pension funds in a particular year. If for example they contribute nothing, then no expense! Unlike corporate pension plans which have an expense regardless of what's contributed.
