Poorly named streets create negative shift in market value, real estate expert finds

Residents of Canada's Dingle Bingle Hill Terrace, Cheapside Street, Ragged Ass Road and Bastard Ward consider yourselves warned: There is a small but noteworthy negative effect between a badly named street and the perceived market value of homes or businesses that reside on it, experts say. "People attach values [to addresses] and pay a premium," said Murtaza Haider, a business professor and director of Ryerson University's Institute of Housing and Mobility. Mr. Haider recently analyzed the property values of 300 homes near Toronto's posh Bloor Street. Controlling for size, he found that having Bloor in the physical address added a statistically significant premium to a property's market worth.

Hence the reason that everything in south-central New Jersey is named “Princeton” this or “Princeton” that even though the actual township of Princeton is rather small.

Two personal favorites of mine, here in northcentral Pennsylvania: “Horse Thief Run Road” and “Hardscrabble Road.”

This can be applied to a few limited addresses also. We looked at a house, one we liked, but it’s address was ‘666’,
I know it was silly, but we walked away. Just did not want to deal with that perception of a potentially bad omen.

My son lives in a neighborhood in Toronto in which all the streets have “Oriental Monarchs” names: Ranee, Rajah, Khedive, Sultana, etc. Who wants to live on Caliph Street?

Surprisingly there are few Muslims in this neighborhood, but it is heavily Jewish.

Some friends of my Parents moved to New Hampshire years ago, and while their house was being built, the rented an old farmhouse on “Purgatory Road”. It was around Peterborough, I think. I still laugh about it.

Some info about the Bong recreation area.

It was named after USAAF ace Richard I. Bong, the top American ace in WWII and Medal of Honor recipient. The area was intended to become The Bong Air Force Base, but it was never completed. It is a large park with hunting, RC model flying field, a beach and other activities.

Actually, Chris Rock has a bit about this.

Basically he says MLK preached non-violence, but if you’re on any street in America names MLK Street, Rd., Highway, Blvd, or whatever, there’s gonna be some violence going on!

Ahsland, Oregon, until 10 or 15 years ago had Dead Indian Road.

Then they changed it to Dead Indian Memorial Road, 'to make it less offensive'.

At Gold Hill, OR, there is also Rough And Rugged Road.

Those make Jacksonville, OR's Poorman's Creek Road seem posh.
